Here are several issues we have had recently with water bills after a closing. This could help you avoid big problems on your next closing.

The first issue and the biggest problem we have had this year have been from purchases from Fannie Mae. We purchased a property from Fannie Mae and they signed an affidavit that they would take care of a $3,500 water bill on a property that they were selling us. Please note that if this happens to you, don’t close until Fannie Mae escrows the money for anything owed on the property. We as well as our settlement company leaned a lesson on this closing since it has been 6 months and they have not paid a $3,500 water bill. Now Pittsburgh Water is threatening to terminate service to a property that we have rented. I know that we will soon have this worked out but it has been a huge hassle.

Another issue we have had on numerous properties is that Pittsburgh Water and Sewage has been transferring the water service into our name when the lien letter is ordered prior to us purchasing the property. We have gotten bills on different properties before we ever owned them – and on properties that had title issues and never closed. The water authority is not supposed to change the service until they get a copy of the deed but this is not happening. When the lien letter is ordered, the closing date is put on the lien letter request and the water authority seems to be transferring the water service as of this date. Deals fall apart due to title issues and closings get delayed all the time for many different reasons and the buyers are getting billed for services they did not use. We suggest letting the water company know if (I know it sucks calling them and sitting on hold for 30 minutes) a closing gets delayed or if you terminate an agreement after title has been ordered to avoid going through this hassle.

Lots of new deals coming soon!

We have not had time to update the website much over the last few weeks since we have been busy picking up a bunch of new deals. Here is a quick look at what we have coming up. Give us a call if you want more info on any of these.

Steuben Street, Elliot – This property is a 3 bedroom (has a 4th br but is captive), one bath, 2 1/2 story aluminum sided house. It has a new 200 amp electric service, new kitchen cabinets and an updated bath. It has a fenced rear yard and off street parking. This property needs about 4k in work and should rent for $750 per month. Price is $16,900. If you can close in the next week, it’s yours for $15k.  If we don’t sell this right away, you may see this marketed for more in the near future as we plan on doing the work, getting it rented and selling in the mid to upper 20’s.
10 Property package deal - This deal has 14 units total and only 2 apartments are vacant and need minimal work. This properties will bring in over $6,000 per month and will be priced at $199,000
Brighton Heights rental – This property is having new carpet and new flooring installed in the kitchen and front and rear entry today. It is a 2 bedroom, 2 bath with updated wiring, furnace and kitchen. This property will be completely 100% turn – key. We have about 10 prospective tenants lined up to view it this weekend and will be rented for $640 per month. Price will be $23,900. This is a great property to add to your portfolio.
Crafton Flip Opportunity – If done according to our plan, an investor could make a minimum $30,000 profit on this deal. This is an all brick 6 bedroom house that has a lot of character. Purchase price is $46,900. This is one that you will need to move quickly on.
Stowe Township – This is perfect great for the investor looking for a cheap deal. This house is a 3 bedroom (could be 5 bedrooms) and has 2 full baths. It has a newer furnace, central air and is all brick. It will need about 5k in work and will be priced at $9,900. If you call us this week and can close quick, we will cut you a sweet deal. Stanton Heights Flip Opportunity -  This property will need a fairly big rehab but there is room to potentially make $40,000 in profit. We are working through some title issues on this one but should be ready to sell in the next 2 weeks.
Sheraden duplex – This property is a vinyl sided above and below duplex with off street parking and really only needs some very minor cosmetics. It already has a newer roof, updated furnaces, newer electric and the kitchens and baths are in good shape. The price is only good for this week for $23,900. If it does not sell right away we are going to do the work ourselves and the price will change to $33,900.If you like, we will even give you our contractors to do the work and you can save some big money.If you want this one for the reduced price, you need to move quickly. Total rents will be $950 per month.
